Terms of Service

These terms apply to all inspections, cleaning and repair services supplied by Checkbox Property Care Limited ("we", "us", "our"). By booking with us you ("the customer") agree to them.

1. Who we are

2. Our services

We provide:

  • Property inspections (drone roof and gutter inspections, internal inspections, inventory, and check-in and check-out inspections).

  • Residential cleaning.

  • Property repairs and maintenance.

The price, scope and date for each job are shown when you book or in our written quote. If a written quote differs from these terms, the written quote applies for that job. Our prices do not include VAT, because we are not currently VAT registered. If that changes, we will tell you before any job is booked.

3. Booking and access

Bookings are made through our website forms, by WhatsApp, or by phone or email. A booking is confirmed when we confirm it to you in writing. We agree a time with you rather than a time window, and we will tell you if we are running late.

You must make sure we can safely reach and work in the property at the agreed time. That includes arranging keys or entry codes, and telling us about pets, hazards, alarms, and anything we should know before we start. If we cannot get in, it is treated as a same-day cancellation (see section 5).

Keys and entry codes are kept securely, used only for your job, and returned to you or the agreed location after the job.

4. Payment

  • Inspections: payment is due in advance, before the inspection.

  • Cleans: payment is due after the clean is completed.

  • Repairs: payment is due after the repair is completed.

Payment is by secure card payment link (Stripe) or bank transfer. You will get an invoice or receipt for each job. We do not charge interest on late payments, but we may pause future bookings until an overdue balance is paid.

5. Cancellation and rescheduling

You may cancel or reschedule at any time up to 8pm on the day before the job. If you cancel by then, you will receive a refund of anything you have already paid.

If you cancel on the day of the job, or we cannot get access, we may charge 50% of the job price. This is a fair contribution to our lost time and costs.

If we need to cancel or reschedule, we will tell you as soon as we can and offer another time or a full refund of anything you have paid.

If you cancel a repair after we have bought materials for it, you must pay for those materials (at cost).

6. Cleaning

  • We bring our own equipment.

  • Cleaning products are not supplied unless you ask for them in advance. If you want us to use specific products, or to bring ours, tell us when you book.

  • Prices are based on the hours you book. If a job needs more time than booked, we will ask you before doing any extra work or charging for it.

7. Inspections

Our inspection reports give visual information, photos and video only. They are not a qualified survey, structural report, or specialist assessment, and should not be relied on as one. We report what we can see and reach on the day. We do not open up walls, floors or ceilings, and we cannot report on hidden defects.

Drone inspections are carried out by a pilot holding a UK CAA flyer ID, under our CAA operator ID. Flights depend on weather and airspace, and we may need to reschedule for safety.

We keep inspection reports, photos and video for at least 3 years so that later inspections can be compared with earlier ones. See our Privacy Policy for detail.

8. Repairs

We will tell you the price before we start. If we find something that changes the scope or price, we will stop and agree the change with you before carrying on. Materials that we supply remain ours until paid for.

9. Subcontractors

We may use trusted subcontractors, including cleaners and specialist tradespeople, to carry out some or all of a job. We remain responsible to you for the work and for the standard it is done to.

10. Complaints and problems

If something is not right, please tell us within 48 hours of the job. We aim to reply the same day, depending on when we receive your message, and in all cases within 24 hours. If the problem is down to our work, we will put it right, which may mean a free return visit. If we cannot resolve it, we will agree a fair solution with you, which may include a partial refund.

11. Damage

If you think we have damaged something, please tell us within 48 hours and send photos if you can. We will look into it promptly and fairly.

12. Insurance and liability

We hold public liability insurance for the services we provide. Details are available on request.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. Your legal rights as a consumer are not affected.

Subject to that, for business customers our total liability for any one job is limited to the price paid for that job. We are not liable for indirect or consequential loss, such as lost rent or lost profit.

13. Changes to these terms

We may update these terms from time to time. The version in force on the day you book applies to that booking.

14. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
